Tenant Kitchen Remodeling

When someone talks about remodeling a kitchen, you often think of them as a homeowner.  This is because when you own your own home you have the choice of making decisions such as these.  When you are a renter or tenant you may not feel that you have an option when you want a new kitchen. That doesn’t have to be the case, as a tenant or renter you do have options.

If you are a renter of an apartment or a home and you would like to get your kitchen remodeled, then you should speak with your landlord.  You will need to make sure you have a good reason for wanting to redo the kitchen as your landlord will have to foot the bill.  You need to have a good reason as just wanted a new look will most likely not be a good enough reason.  One thing that might prove good enough to get your landlord to remodel is if the kitchen is in poor condition.  Perhaps your cabinet doors do not work properly or the drawers are stuck.  Maybe the lights need to be replaced as well.  If you have some problems such as these then your landlord may be more willing to do some remodeling. While he may only be doing a small project to get things fixed for you, it may be all you need to give your kitchen the boost you want it to have. 

As mentioned earlier, if you have any remodeling done to the kitchen in your apartment, your landlord will likely be the one who will pay for it.  You should keep in mind that you as a tenant, should never have to put the money out yourself for any remodeling or repairs.  The exception to that rule is if you are renting to own.  There are many landlords out there that still try to get the tenant to do the remodeling offering to take the money off their rent.  This allows the landlord to not become involved in the whole project.  This can prove to be complicated as the landlords begin to take advantage of the tenants, expecting the tenant to do the upkeep on the property. 

Even though it is not recommended that you do your own kitchen repairs, you may want to do the remodeling anyway as you can have control over what gets done.  Just make sure that you do not take on the project for free.  Perhaps you have some experience in the home improvement area, if that is the case you can suggest to your landlord that you can do the work if he makes it worth your while.  You can make such deals as a lower rent to compensate for the work done, but make sure to have your landlord get all the supplies and materials.  You both can benefit as your landlord can save money and you can save on the rent.

If you want your kitchen redone in your apartment then you should ask for it.  Think about it, what is the worst that can happen besides your landlord saying no.  Chances are that it is doubtful that he will say no as it will increase the value of the property. Just the idea of being able to remodel at a fraction of the cost, saving on labor and increasing the value, will get your landlord on the remodeling band wagon in no time.
